Marmol Radziner Architecture

MOSO Studio was commissioned to produce CGI architectural renderings for the Beverly Hills Development at 9600 Wilshire Boulevard in Beverly Hills, California — a 642,000-sq-ft luxury mixed-use project for which Marmol Radziner is serving as Executive Architect, Design Architect, Interior Architect, and Executive Landscape Architect.

The project was submitted by Hudson's Bay Company (HBC) and its development arm HBC Properties and Investments, spanning two full blocks on Wilshire Boulevard between Camden and Bedford Drives. The programme combines four new six- and seven-story buildings with the historic rehabilitation of the 1938 Saks Women's building at 9600 Wilshire — originally designed by John and Donald Parkinson in the Hollywood Regency style and protected for historic preservation. The development delivers new office, retail, residential, and hospitality uses. Two residential buildings — one between Bedford and Peck, one between Peck and Camden — each contain 28 apartments above ground-floor neighbourhood retail. A publicly accessible pedestrian via and terrace between the buildings creates new open space connections across the two blocks. Saks Fifth Avenue, which relocated to adjacent 9570 Wilshire in 2024, remains on the same corridor. The project was approved by the Beverly Hills Planning Commission in August 2025 and is proceeding to City Council.

9600 Wilshire Boulevard sits within Beverly Hills' Golden Triangle business district — the city's most tightly controlled commercial and retail zone, governed by the Beverly Hills Design Review Commission and subject to the 9600 Wilshire Specific Plan. The corridor between Camden and Bedford Drives is among the most architecturally scrutinised stretches of commercial real estate in California.

MOSO Studio's photorealistic CGI renderings support HBC's planning submissions and public communications, documenting the proposed massing, the historic rehabilitation of the Saks building, and the new street-level experience along Wilshire Boulevard.
