MOSO Studio was commissioned to produce CGI architectural renderings for Witkoff Group's two landmark private golf club developments in South Florida — Shell Bay in Hallandale Beach and Dutchman's Pipe in West Palm Beach, developed under the Banyan Cay project umbrella.
Shell Bay is a 150-acre private enclave in Hallandale Beach, developed by Witkoff Group and PPG Development. The residential centrepiece is a 20-story, 108-unit condominium tower designed by Kobi Karp Architecture & Interior Design, with interiors by AvroKO and landscaping by Nievera Williams, branded under the Auberge Resorts Collection. Residences range from one to four bedrooms across 1,250 to 2,600 sq ft, with pricing from $2 million, alongside a 60-key Auberge boutique hotel. The golf component is a Greg Norman-designed 18-hole championship course stretching 7,254 yards — South Florida's first new private course in over 25 years when it opened in October 2023. Additional amenities include a 12-acre practice facility, a 9-hole Par-3, a racquet club with all four Grand Slam surfaces, a 48-slip private marina, and an 18,000-sq-ft spa. A $273 million construction loan was secured from J.P. Morgan and BDT & MSD Partners in November 2024.
Dutchman's Pipe is an exclusive private golf club on a 200-acre site in West Palm Beach, developed by Witkoff Group and Access Industries. It features a 7,287-yard Jack Nicklaus Signature course — the first new private club in West Palm Beach east of I-95 in decades — alongside a PGA-level training academy, a racquet centre, an 18,000-sq-ft clubhouse, and 22 luxury villa residences. Architecture by Randall Stofft Architects; interiors by David Lucido Design; landscape by Nievera Williams. Adjacent to the club, The Belgrove Resort & Spa is a 150-key Marriott Autograph Collection hotel spanning 140,000 sq ft on Lake Mangonia, operated by Pyramid Global Hospitality. The club opened in November 2024; The Belgrove followed in early 2025. In May 2025, Witkoff and Access Industries refinanced the property with a $100 million loan from Apollo Global Management.
Shell Bay occupies 150 acres in Hallandale Beach, tucked between the Atlantic Ocean and the Intracoastal Waterway in Broward County, 20 miles north of Miami — a site with no new private golf course for over 25 years before Shell Bay's opening in October 2023. Dutchman's Pipe sits on a 200-acre site in West Palm Beach along Lake Mangonia, 10 minutes from the centre of Palm Beach, on the grounds of the former Banyan Cay Resort & Golf Club — the first new private golf club to open in West Palm Beach east of I-95 in decades.
MOSO Studio's photorealistic CGI renderings document both developments' architecture, golf course settings, amenity programmes, and residential offerings, supporting Witkoff's pre-sales and membership marketing across both clubs.
